Capitol Heights, Md. — July X, 2026 — Hampton Center East, LLC, an affiliate of Kenwood Management Company, announced today that it has completed the sale of its small-bay warehouse property at 9201-9251 Hampton Overlook in Capitol Heights, Maryland, for $14.7 million, representing approximately $200 per square foot.

Kenwood acquired the 73,700-square-foot property in 2002 for $3.1 million and owned and managed the asset for 24 years. Throughout its ownership, the company maintained occupancy above 93% while actively leasing and managing the property to support long-term value creation for investors.

The sale generated strong results for Kenwood's investment partners. After all fees and expenses, investors achieved a 20.5% internal rate of return (IRR) over the 24-year holding period, significantly exceeding the property's original investment projections. A $100,000 investment made at acquisition generated approximately $1,039,000 in total proceeds, including cash flow distributions during ownership and proceeds from the sale.

Kenwood plans to redeploy the sale proceeds through a 1031 exchange, allowing investors to defer applicable capital gains taxes while continuing to invest in commercial real estate opportunities.
